What we are asked before a viewing is booked

Since we started letting serviced offices in the Trinity Street area, we have noticed that the same handful of questions comes up again and again, whatever the size of the business asking. Some of them are about money, some about the practicalities of moving in, and a fair few are about what happens when a tenancy comes to an end. Rather than leave those questions to a phone call, we have set out the answers here so that you can weigh up whether a serviced office suits you before you spend time on a viewing.

The first thing to understand is that a serviced office is not the same as a conventional lease. You are taking space that is already furnished, connected and staffed, so there is no fit-out to arrange and no separate contracts to chase for cleaning, utilities or internet. That convenience does come at a different price structure, and we are upfront about what is included, because a tenant who understands the arrangement from the outset is far easier to look after than one who discovers a cost later.

Pricing sits at the heart of most enquiries. What you pay covers the desk space itself, the shared areas, utilities, business rates where they apply, cleaning, and the day-to-day management of the building. We quote per desk or per room, depending on what you need, and we set out anything excluded in writing at the proposal stage. If you are comparing us with another provider, the useful comparison is the total monthly figure, not the headline rate, as some operators strip out items we treat as standard.

On flexibility, we hold a range of terms, from short initial commitments of a few months up to longer arrangements for businesses that want to put down roots. The length of the term affects the rate, so it is worth telling us at the first conversation how long you expect to need the space. If your circumstances change mid-term, we would rather discuss the options early than have you struggle on with a space that no longer fits, and we will always tell you honestly what we can and cannot do.

Finally, a word on the practicalities of moving in. Once terms are agreed, we arrange access, set up your entry system, and walk you through the building. Most tenants are working from their new desks within days of signing, which is one of the chief advantages of serviced space over a traditional lease. Questions we hear most often from prospective tenants

What exactly is included in the monthly price of a serviced office?

Your desk or private room, use of the shared kitchen and meeting areas, utilities, cleaning, building management and the internet connection. Business rates are covered where they apply. We list anything excluded, such as dedicated phone lines or extra signage, in the written proposal before you commit.

What is the shortest term you will consider for a small team?

We hold a range of terms and can accommodate short initial commitments of a few months for smaller teams, subject to availability. The rate reflects the length of the term, so a longer arrangement will usually cost less per month than a rolling one.

Can we view the space before deciding, and do we need an appointment?

Yes, we encourage a viewing, as photographs rarely tell the whole story of how a building feels in use. Appointments are needed so that we can show you the actual rooms available and answer questions on the spot. Arrange one through our contact page at a time that suits you.

How quickly can we move in once terms are agreed?

In most cases within a few days. The space is already furnished and connected, so there is no fit-out period. We arrange your entry passes, walk you through the building, and hand over the keys or access codes as soon as the paperwork is complete and the first payment has cleared.

Is there a deposit, and what notice do we need to give to leave?

We usually ask for a deposit equivalent to one month's rent, refundable at the end of the term subject to the condition of the space. Notice periods depend on the term you have taken; we set them out clearly in the agreement so there is no ambiguity when the time comes to move on.

Are there hidden charges for meeting rooms, printing or extra services?

No hidden charges. Meeting room use is included within fair usage limits, and printing is available on a per-page basis or as an add-on. If you need services such as call answering or additional storage, we quote for them separately and only with your agreement.
